The 50 percent rule and your walls
Oak Park amended its residential code so that a big interior job can require a sprinkler system for the whole house. The trigger is either more than half of the plaster or drywall wall finishes in the house removed to the studs and replaced, or a work area larger than half the building. The village measures the work area from each altered wall to the centre of the room.
A kitchen on its own rarely gets there. A kitchen plus a dining room opening plus a back hall can start to add up in a smaller Foursquare. We draw the demolition plan before we price, and we keep wall removal to what the layout actually needs. Where plaster is sound, we patch it rather than strip it.
Range hoods and makeup air
The village's permit guide asks you to show makeup air on the drawings when a range hood moves more than 300 CFM. Oak Park also adds its own rule: the makeup air cannot be more than 10 degrees Fahrenheit different from the room unless your heating and cooling system can carry the extra load.
That matters in a 1910s house with a modest furnace. A big professional hood can mean a heated makeup air unit or a smaller hood. We size the hood to the cooktop and tell you which way the numbers fall before you buy one.
Plumbing, water service and lead
Oak Park deletes most of the plumbing chapters of the residential code and uses the Illinois State Plumbing Code instead. If you add a fixture, say a prep sink or a pot filler, the permit needs a water service and meter size calculation using the village's water service worksheet.
Most of the housing here predates 1940, so we treat painted trim and cabinets as lead until tested. Federal rules require certified renovators for homes built before 1978. The village also runs a lead service line replacement programme for income qualified households, which is worth checking before you open the kitchen floor.
Gas or electric
In 2023 Oak Park became the first municipality in Illinois to require new residential buildings to be all electric. The rule is written for new buildings on a new foundation, not a remodel of the kitchen you already have. You can keep a gas range. If you are thinking about induction anyway, a remodel is the cheapest time to run the circuit.
Kitchens in the historic districts
Interior work only can be approved by village staff without the Historic Preservation Commission. The catch in a kitchen is the window. Changing a window that is visible from the street on a contributing house goes into historic review, and leaded or art glass windows are expected to be kept and repaired. A rear kitchen window facing the alley is usually a different story. We check the street view before we redraw the sink wall.

Do I need an architect for a kitchen remodel in Oak Park?
The village requires an Illinois licensed architect for new buildings and additions. An interior kitchen remodel still needs drawings with plumbing, electrical and ventilation details, which we prepare for the permit.
